Indian. Alternatively, it can also be in the joint names of an NRI and
a resident Indian.
You can get your
loan approved even before you have selected your property, based on your
income. This approval will help you decide your budget and plan your finance
better. However, final disbursal will depend upon the property selected.
Amount
and Tenure.

The minimum loan
amount we offer is 2.10 lacs and the maximum upto a Crore.We give maximum
85% of the agreement value depending on your repayment capacity i.e., your
income and your age.
The maximum loan
period that we offer you is upto 7 years.
Rate
of Interest.

We offer you
the most competitive rate of interest. The customer has the flexibility
to choose among any of the rates below which he finds suitable for himself.
13.75% Variable rate of interest. 14.00% Fixed rate of interest.
These rates of
interest are applicable for any amount from
Rs. 2.10 lacs
upto a crore.
Save
on Interest.

Not only are our
interest rates very competitive, but also the interest itself is calculated
on Daily reducing balance. This results in significantly lower Equated
Monthly Installments (EMIs) compared to interest calculated on Annual reducing
balance.
Processing
Charge.
______________________________
We charge you
a minimum fee to process the loan, which also includes the solicitor’s
charges and valuer’s charges:
0.5% of the loan
amount applied for at the time of application.
And 1.5% of the
loan amount at the time of disbursal.
No
pre- payment penalty.
There is no penalty
incase you decide to prepay your loan in part or in full.
No
commitment charge.
Should there
be a delay on your part in utilizing your loan, you wont be charged for
it.
Security:
The facility
will be primarily secured by a first mortgage on the home being purchased
or constructed. It is in your interest to ensure that the title of the
home is clear, marketable and free from encumbrances.
Eligibility
criteria:

Ø An Indian
passport holder.
Ø At least
21 years of age.
Ø Employed
for the last 3 years.
Ø Residing
anywhere in the world. However, you should provide a Power of Attorney,
as per bank’s format, to an immediate relative who is located where the
loan account is to be opened.
EMI
details.

Your repayment
capacity is assessed by considering your age, income, assets, liabilities
and employment. Your co-applicant’s income can also be considered
towards repayment of loan.
Repayment of
your loan will be in Equated Monthly Installments (EMIs), comprising principal
and the interest. The EMIs will commence in the month following full disbursement.
The EMIs are payable every month and the date of payment depends on the
date of final disbursement. Post-dated cheques towards the EMIs will be
collected at the time of disbursement from your NRE or NRO account held
in India.
Sanction
and Disbursal.
It takes 7 working
days to sanction the loan.
Your loan will
be disbursed within 2 days after you have submitted all the necessary property
related documents as prescribed by the bank.
The loan amount
will be disbursed directly to the seller of your home.

salaried applicants:
Ø Latest
salary slip/salary certificate, showing all deductions.
Ø Employment
details for the last three years.
Ø Employment
contract (If the contract is in a language other than
English, an English
translation of the same, attested by the Embassy/Employer,should be given)
Ø Latest
work permit.
Ø Copy
of Identity card issued by your current employers
Ø Continuous
Discharge Certificate, if you are employed on a ship.
Common to all applicants:
Copy of
visa stamped on your passport.
Copy of
first six pages of your passport.
Proof of
your foreign address or a copy of your driver’s license.
Valid General
Power of Attorney. (Which the bank will provide)
Name and address
of a local contact whom we can correspond
with regarding
your loan application.
